Why Sealant is So Important for Your Asphalt Investment

This product is very durable and is guaranteed to be long-lasting; however, you will still want to apply a sealant, or seal coating, to the surface of the asphalt afterwards. If you do not take care of your driveway or parking lot, your asphalt will begin to deteriorate. Down the line you will have to remove and replace the asphalt. When compared to simply using the cold asphalt patch system, which you can do yourself, removing and replacing asphalt requires professional contractors, which can be quite unaffordable. The most ideal situation would be that you seal your asphalt the year after it has been laid. Then, for maintenance reasons, you seal it again every two to four years. If your asphalt begins to turn white or even a lighter shade than it was originally, then that is a sign that it needs to be seal coated sooner than the one year time frame. If you have just applied patch, you must wait at least twenty four hours before applying the seal coat.

Because you can do this maintenance yourself, there is no reason to skirt around the fact that it needs to be done. You simply must have the right tools and know how to perform the patch and the coating. If you plan on sealing your entire driveway or parking lot, using a spray applicator is usually the easiest method. The sprayer will give you the most evenly sealed surface possible. If you are only doing a patched area, this can be done with nothing but a squeegee.

When you are seal coating your driveway, keep a few things in mind, such as covering non-driveway items that you do not want to have a layer of seal coat on. Also, you want to be sure that you are applying the sealant to a clean asphalt surface. Make sure that it is swept and washed off prior to application. For your best results, you will apply two coats of sealant, allowing for twelve hours to pass in between coats.
